We do not do Airbnb. We do not take vacation rentals or monthly tourist stays.
If you want a short stay operator, we are not the right fit. If you want a stable annual lease on a home in Boca, Delray, Boynton, or Deerfield, we are.
What we manage

Single family homes, townhouses, and condominiums. We do not pitch Miami high rises or vacation condos.

We follow the association rental rules. You still pay the HOA.

Min lease terms and association applications are part of the job, not a surprise.

Overcharge yout tenants
We don’t overcharge your tenants; we keep rents fair, properties well maintained, and communication clear.
No HOA or condo board work
We do not manage associations, CAM, or boards. We can facilitate the payment to your condo or HOA. We only manage the rental, and we follow the association rules when the unit sits in a condo or townhome.

Listing and marketing
Photos, a clear listing, showings, and a plan to find a year round tenant, not a weekend guest.
Tenant screening
Credit, income, rental history, and background, against a written standard and fair housing law.
Leasing
We write the lease, collect deposits, and get keys and utilities handed off without drama.
Rent collection
Rent comes in, then it goes to you. We chase late payers and keep a clean ledger.
Owner statements
You see rent, bills, and our fee. No junk fees hiding in the line items.
Maintenance coordination
Tenants request work. We dispatch vendors you pay. No markup under $500.
Inspections
Move in, move out, and periodic walks so small problems do not become roof problems.
Renewals
We talk to the tenant before the lease ends. A good renewal is cheaper than a vacancy.
Hurricane season readiness
Shutters, drains, vendor lists, and who to call if you are out of town when a storm forms.
If a tenant stops paying, we prepare the file and work with your attorney. We do not play lawyer.
Pricing, in one breath
6% of rent collected. $135 minimum per door.
Owners who give us 5 or more doors pay 4%. Charged only when rent is collected. Vacant month: no management fee. No vacancy fee.
- Leasing is 75% of one month if we find the tenant.
- Renewal is $250.
- Onboarding is $0 intro, $200 after.

Sign a management agreement
Plain language. Handled under a Florida real estate broker. Cancel with 30 day notice.

List or take over
Vacant homes get listed. Occupied homes get a clean handoff from the current lease.
